Workmanship

If something we installed wasn't done right, we come back and fix it. No runaround, no excuses. This covers:

  • Tile, grout, and caulk work
  • Cabinets, trim, and finish carpentry
  • Drywall and paint application
  • Flooring installation
  • Deck and porch construction
  • Roofing and flashing
  • Plumbing and electrical connections

Structural

The bones of the build. If there's a structural defect in something we built, we take full responsibility. This covers:

  • Foundations and footings
  • Load-bearing walls and columns
  • Beams, headers, and framing
  • Roof trusses and structural framing
  • Floor joists and subfloor systems
  • Deck ledger board attachment

What about materials and products? Things like appliances, fixtures, countertops, and lumber are covered by the manufacturer's own warranty — not ours. But just call us with any issues and we'll help you enact any warranties at no cost.

If it's on us, we schedule the repair and take care of it. Simple as that.

The Fine Print

Every warranty has limits. Here's what ours doesn't cover, and why.

Your Home, Your Responsibility

  • Skipped routine maintenance — gutters, caulk, HVAC filters, drains
  • Not keeping proper ventilation, drainage, or humidity levels
  • Damage from misuse or neglect
  • Work done by someone else after we finished (unless we approved it)

Normal Wear & Tear

  • General wear from everyday life
  • Hairline cracks in drywall or concrete — totally normal
  • Wood that naturally shrinks, expands, or settles over time
  • Exterior paint or surfaces fading from sun and weather

Things Outside Our Control

  • Storms, floods, earthquakes, lightning, hail — acts of God
  • Fire, insects, pests, or animals
  • Vandalism or damage caused by others
  • Soil shifting or erosion that wasn't caused by our work

Scope & Materials

  • Issues that existed before we started
  • Materials you chose against our recommendation (we'll note it in writing)
  • Manufacturer defects — that's their warranty, but we'll help you file it
  • Indirect damages like temporary housing or lost income

Legal Terms & Conditions

Warranty Start Date

Your warranty begins on the date of substantial completion as documented in your project agreement. All claims must be submitted in writing before the warranty period expires.

Transferable

If you sell your home, this warranty transfers to the new owner for the remaining duration. Just let us know in writing within 30 days of the sale.

Our Obligation

If a covered issue arises, we'll repair or replace the defective work at our discretion and at no cost to you. This warranty does not cover consequential, incidental, or punitive damages.

Your Obligations

Keep up with normal home maintenance and any care instructions we provide. Report issues promptly. Give us reasonable access for inspections. Don't try to fix it yourself or hire someone else first — that can void coverage for the affected area.

Disputes

If we disagree on a warranty claim, we both agree to try mediation first before pursuing legal action. This warranty is governed by the laws of the state in which the work was performed.

Your Legal Rights

This warranty adds to — and never takes away from — any protections you have under applicable state law.
